Asphalt Patching & Repair
Patching is the most common asphalt repair for areas of pavement containing potholes. Potholes occur naturally over a period of time when water seeps into the pavement through unnoticed, unsealed, or improperly sealed cracks. In turn, during cooler months, water freezes and expands putting pressure on the surrounding pavement and soil underneath, enlarging the crack. When the ice that is underneath the pavement melts, a void is left. The surrounding pavement then collapses into the void and forms a pothole.

Asphalt Removal & Replacement (R&R):
Your asphalt's appearance will begin to diminish slowly over time, as it progresses through its pavement performance lifecycle. Fine hairline cracks will begin to form and eventually will spread and deepen within the asphalt. Without routine inspections and ongoing preventative maintenance, water may enter through cracks and holes may form, undermining the substrate. In more severe cases of premature asphalt failure a long-term, cost-effective solution is to resurface the entire area of asphalt, or overlay. Should you notice, upon routine inspection, that there are grade depressions (i.e. standing or pooling water on the pavement), large sections of alligatored areas (i.e. interconnected cracks forming a series of blocks resembling an alligator’s skin), it is usually in your property's best interest to have the pavement or parking lot resurfaced.
Asphalt resurfacing requires several critical steps including preparing and cleaning the area prior to the commencement of work, leveling asphalt, grinding all transitions, properly adjusting drainage structures, among many other steps which are unique to each site's pre-inspection assessment.
Resurfacing Options Include:
Leveling Binder – In lower lying areas, hot asphalt is installed at various depths to adjust and correct pitch to proper grades, increasing parking lot strength.
Butt Joint/Grinding – In areas requiring the resurface to tie into other existing surfaces (i.e., concrete, etc.) asphalt is removed along the perimeter to allow the proper depth of asphalt on the edge.
Milling – For areas that tie into other existing surfaces (i.e. concrete structures, etc.), asphalt pavement will be milled and replaced to allow proper depth and transitions. An asphalt milling machine is used to grind and remove asphalt to an appropriate depth. The deteriorated grindings of asphalt material can then be hauled off and properly recycled before new asphalt material is poured.
Once asphalt mix begins to cool, the aging process begins. When oxygen and water combine with the pavement asphalt binder, a chemical change begins taking place. This process hardens the surface of the asphalt and makes it firm, a process we often refer to as curing. Later on, if this process is not interrupted, the pavement asphalt binder will completely deteriorate reducing your investment to a layer of loose stones.
